Abstract: Thirty years ago, Charles Tiebout ( 1956) recognized that househo lds consider differences in the benefits and costs of public services in choosing where to live. Foll owing Wallace Oates's ( 1969) path-breaking article, a number of studies confirmed that the price of residential real estate was influenced by the quality of local public services and the local tax rate.
